Once you select your Park Model and work through the initial design process with a team member, a Sales Contract will be drawn-up. At that time a 50% DOWN PAYMENT is required and noted within the Sales Contract as to when and how this payment is going to be made. Most customers wire transfer funds though we accept cash, check and money order. At this time, we do not take credit cards.

The FINAL PAYMENT is due 10 Days prior to the shipment of your home. We will send you an invoice for this balance along with set-up instructions for your electricity, propane, mailbox, ect. Once we receive your final payment, we will approve your home for delivery.

Credit Application. A team member will help you submit an application through 21st Mortgage to get Pre-Approved. Keep in mind, a Park Model requires a 20% minimum down payment based on the TOTAL Sale Price (Sale Price + NC Highway Use Tax of $2000 max).

Congratulations! You are Pre-Approved! 21st Mortgage will need a copy of your Driver’s License and Social Security Card. You will need to fill out and sign a 4506-T and a W-9 form. 21st will also need verification of income and employment (even if retired, they will ask for an “Awards Letter”) and source of down payment (i.e. -bank statement, 410k, stock). Depending on your credit score, they may ask for additional items. Once complete, a member of our finance team will set up a time to meet with you to sign the Loan Contract Packet (this is not closing). **Please know you can begin the design & build of your home while we work to fulfill loan requirements.

A Homesite Lease Agreement, is required by the bank before the loan can be processed. The lease must be signed and a security deposit must be made to show that you have reserved a specific homesite. The bank will also ask for verification of the source of this security deposit.
